Job Overview & Qualifications:
STONE Engineering & Architecture is seeking a senior project manager who can manage multiple projects and has overall project management responsibility in the field of restoration and rehabilitation in commercial, residential, and mechanical services. The individual's responsibilities will include, but are not limited to, client relationships, scheduling, budgeting, and profitability for a variety of projects; is competent in all conventional aspects of architecture and performs work requiring independent judgment in evaluation, selection, and adaptation/modification of standard techniques, procedures, and criteria.
You will also be expected to work alongside designers, engineers, and other project managers to aid with trade-specific drafting as needed.
Qualifications:
- Having sound and diverse knowledge of architectural principles and practices in a broad array of assignments. Provide technical development of various project types: facade restoration, exterior rehabilitation, historic preservation, forensic investigation, interior alterations, etc.
- Have knowledge of current and historic construction types, materials, and products used in restoration and construction; evaluate and implement procedures and techniques to be used on projects. Seek technical guidance on unusual or complex issues
- Prepare a strategic plan for project success. Responsible for interpreting, organizing, executing, and coordinating assignments
- Execute projects independently and/or by leading a small group of employees
- Plans and develops projects of medium to large scale scope and works under minimal supervision. Responsible for the coordination of all project efforts, administrative and technical, to assure the most efficient and cost-effective execution of assigned projects
- Execute and oversee support staff on multiple projects in all project phases, including investigation, budget estimating, contract document preparation, bidding and negotiation, municipal filing, construction administration, and close-out.
- Perform and/or oversee performance of building site inspections
- Enforce quality control with the contractor
- Anticipate and troubleshoot project-specific problems and develop and implement solutions in a timely manner. Independently solve typical problems; seek guidance as needed on complex problems encountered
- Stay current on building codes governing New York City. Awareness of historic building codes
- Navigate the public review process and regulatory agencies governing New York City for project filings
- Actively participate in a teamwork environment
- Effectively manage time to perform work duties in a fast-paced environment
- Effectively manage resources to meet project schedule and budget
- A Project Manager can expect to be "in the field" between 25% and 75% of their time during any given week
Experience:
AutoCAD proficiency and understanding of the program to generate construction documents and essential drawings (Min. 7-10 Years)
10+ years of experience in the field of Architecture
Experience working on commercial and/or industrial projects preferred
Strong knowledge of NYC Building Codes
NYC/DOB Permitting Experience
Microsoft Office (Word, Excel, PowerPoint) (Min. 3 Years)
Scaffold Training Course (16-Hour) Suspended Scaffold Class & Card (Required)
